Terms of Service
Last updated: October 6, 2026
These terms are the agreement between you and Frequency Labs, LLC, which runs Curb Appeal Studios (curbappealstudios.com). By using the site or placing an order, you agree to them. Our Privacy Policy, Refunds & Reprints policy and Photo & AI Policy are part of these terms.
Who can use Curb Appeal Studios
You need to be at least 18, or the age of majority where you live, to place an order. Younger people can use the site with a parent or guardian who agrees to these terms.
If you use the service for a business, such as a real-estate brokerage, you confirm you’re allowed to accept these terms for it.
The service
You upload one photo of a house, and optionally up to two photos of your pets. We use AI to paint the house (with your pets in front of it) in the style you pick, show you watermarked previews, and sell the finished portrait.
- Free previews: we ask for your email before your first preview, then you get up to 6 tries. Previews are watermarked and meant only for choosing what to buy — please don’t remove the watermark or use previews as finished art.
- Digital download ($19): a 3600 × 4800 pixel JPEG. The download link works for 30 days.
- Printed products, all plus shipping and printed and shipped by our partner Printful to US addresses only: 12 × 16 poster ($39); framed print (8 × 10 for $89, 12 × 16 with a mat for $129, 18 × 24 with a mat for $179); 11 oz mug ($26); 3″ ceramic ornament with a name ($24). On a framed print with a mat, the mat covers the outer edge of the print; the product page shows exactly what is visible. Every printed order includes the digital file too.
- Keepsake bundle: an ornament and a mug of the same portrait added to a framed print or poster for $39 together. The discount applies only while all three are in the same order.
We may change, pause or stop parts of the service. Changes won’t affect orders you’ve already paid for.
Your photos
You keep ownership of the photos you upload.
You give us permission to store, copy, edit and process your photo — including sending it to the service providers listed in our Privacy Policy — only to provide the service to you: checking it, making previews and portraits, preparing print files, delivering your order and helping you with it. This permission ends when the photo is deleted under our Privacy Policy.
We never use your photos to train AI models, and never use your photos or portraits in marketing without your permission.
What you promise about your photos
When you upload a photo, you confirm that:
- You took it, or you have permission from the person who did to use it this way.
- Using it here doesn’t break anyone else’s rights, such as copyright or privacy.
- It follows the acceptable-use rules below.
If someone makes a claim against us because a photo you uploaded broke these promises, you agree to cover our reasonable costs of dealing with it, as far as the law allows.
AI-made portraits
Every portrait is made by AI from your photo and labeled that way. The AI is told to keep your house’s shape, windows, doors and colors, but it can still change or invent small details. Before you order, you see and adjust exactly how your portrait is cropped on each product, and you approve it at checkout; we print exactly that. The portrait is artwork, not an accurate record of the property.
Once you buy a portrait, you may use it for your own personal purposes: print it, frame it, share it online, or give it as a gift — agents giving portraits to their clients count. We keep no right to sell your portrait or offer it to anyone else. We keep a copy only to fulfill and support your order and delete it on the schedule in our Privacy Policy.
Real-estate agents may also use a portrait of a home they represent, or represented, in their own marketing: social posts, ads, emails, flyers and open-house materials. That’s only if the photo you uploaded is one you have the right to edit for marketing (listing photos often belong to the photographer), and the owner is fine with it. Don’t use a portrait as a listing photo, in the MLS or anywhere it could be taken as showing the property’s real condition.
Want to use a portrait commercially in any other way? Email us first.
Please don’t present a portrait as a photograph of the property’s real condition, or as hand-painted work. Under current US law, AI-made images may have limited or no copyright protection, so we can’t promise that nobody else will ever create something similar.
Acceptable use
Please don’t:
- Upload photos you don’t have the right to use.
- Upload images of people as the subject, or anything sexual, violent, hateful or illegal.
- Use the service to harass anyone, reveal where someone lives against their wishes, or make misleading images of a property to deceive buyers, renters or anyone else.
- Get around the free-preview limits, watermarks or bot checks — for example with scripts or many email addresses.
- Scrape, overload, reverse-engineer or interfere with the site.
We may reject photos, refuse or cancel orders (with a full refund), or block access if these rules are broken.
Prices, payment and taxes
Prices are in US dollars and shown before you pay. Payments are handled by Stripe. Sales tax is worked out at checkout where it applies.
Shipping for printed orders is $12 for standard or $30 for express, however many prints are in the order.
Free download for agents: licensed real-estate agents can request one free digital download. We verify every request and may decline one we can’t verify. If approved, we email a one-time code worth one $19 digital download; it’s limited to one per agent, works once, expires 60 days after we send it, and has no cash value.
If we make an obvious pricing mistake, we may cancel the order and refund you in full. Price changes never affect orders you’ve already paid for.
Approving, printing and delivery
Before you order a print, you see your portrait on the product exactly as it will print, and you can move or zoom it to change the crop (and, for an ornament, write the name). At checkout you confirm it. We don’t send a separate proof: your print goes to the printer right after you pay, exactly as you approved it.
Printed products ship only to US addresses. Delivery dates and holiday cutoffs are estimates — carriers can run late. Please check your shipping address carefully.
Download links work for 30 days. Save a copy of your file. If a link expires, email us — we can usually send a new one while we still have the file.
Refunds, cancellations and reprints are covered in our Refunds & Reprints policy.
Our site
The site, our name and logo, our styles and our software belong to us. You may use the site for its intended purpose — making and buying portraits — and nothing else.
Disclaimers
Apart from the promises in these terms and our policies, the service is provided “as is”. AI results vary, and we can’t promise the site will always be available or error-free.
Nothing in these terms takes away rights you have under consumer protection laws that can’t be waived.
Limitation of liability
As far as the law allows, we aren’t responsible for indirect, incidental or consequential losses, such as lost profits or lost data. Our total responsibility for any claim is limited to the amount you paid for the order the claim is about, or $50 if the claim isn’t about an order.
Some states don’t allow these limits, so they may not all apply to you.
Governing law and disputes
These terms are governed by the laws of the State of New Jersey, without regard to its conflict-of-law rules. If there’s a problem, please email hello@curbappealstudios.com first — most things can be fixed quickly.
If we can’t resolve it, disputes will be handled in the state or federal courts located in New Jersey, unless the law where you live gives you the right to bring a claim there.
Changes to these terms
We may update these terms. When we do, we’ll change the date at the top. Changes apply from that date and don’t affect orders placed before it.
The fine print
These terms and the policies they mention are the whole agreement between us about the service. If part of them can’t be enforced, the rest still applies. If we don’t enforce something right away, we haven’t given up the right to later.
